This pioneering endeavour consisted of three luxurious towers, making it the largest residential project integrated with a retail destination in Australia at the time of its inauguration. Featuring over 500 apartments, accommodating a community of more than 1,500 residents, the residences offer hotel-style amenities and include a remarkable 4,000 square meter rooftop garden, providing panoramic views of the Dandenong Ranges and Melbourne’s skyline.
Key aspects of this project include:
Notably, this landmark project also represents Australia’s largest air-rights development, with Vicinity’s sale of air rights above The Glen to Golden Age Group for $60 million in 2017, cementing its status as a visionary and transformative undertaking in urban development.
PSV Consulting Engineers played a pivotal role in the structural review and certification of the Sky Garden. The complexity of the project required meticulous attention to detail, particularly in the design of transfer cores at Level 1, which are essential for managing gravity, wind, and seismic loads.
Special consideration was given to the walking columns, which necessitated careful analysis due to eccentric loading and the push-pull actions occurring between floors. The review of the axial tension and compression experienced in the floor diaphragm, and connection ensuring it met all safety and performance standards.
Additionally, PSV Consulting Engineers conducted thorough checks on transfer walls that support heavy columns, treating them as non-flexural deep beam elements which included critical assessments of load transmission and bearing.
