Introducing Boyd Village — a landmark project featuring 434 build-to-rent (BTR) apartments, including 40 affordable homes. PSV played an important role by reviewing and certifying the structural design, skilfully navigating challenges like foundations in Coode Island silt.

With 434 apartments, this Build-to-Rent (BTR) development in the Southbank urban renewal zone is a mixed-use residential and affordable housing development. It also has community facilities across two levels.

PROJECT OVERVIEW

The Boyd Village project, envisioned as a vertical village with a green front door, reflects a contemporary approach to placemaking and community building. This BTR development has 40 affordable rental units under Investa’s Indi platform and features:

Lower Ground: Services and storage areas

Upper Ground: Council facilities and communal spaces

Podiums (Levels 1–5): Council facilities, BTR apartments, and car parking

Level 6: Indoor gym, heated pool, and other common areas

Levels 7–41: BTR apartments

Level 42: Communal rooftop

Concrete roof: Service areas

PSV Consulting’s Role

PSV completed a full structural design review and independent certification. The structural design was completed by Webber Design. Our work involved reviewing the structural design of:

Foundation piles, foundations and piles caps

Loading on the concrete columns

Lateral stability of the structure

Limited-ductile reinforced in-situ concrete walls, precast panels and steel works as required.

This building is founded on Coode-Island silt, which provided further considerations modelling foundation piles and their interaction with ground beams in analytical model. PSV and Webber Design collaborated effectively and ensured this is correctly modelled and designed.

Another key challenge was heavy transfer walls’ design located on level 7 transferring the loads of 36 levels above to the smaller walls below. This was again thoroughly reviewed by PSV to ensure the adequacy of structural design.
